Emmes Realty Services LLC (ERS), an affiliate of The Emmes Group of Companies, provides leasing, property management,
and construction management services for assets owned directly by affiliates of Emmes and by third-party owners.
Leasing
Through its Leasing department, ERS has consistently demonstrated its ability to generate leasing momentum to create value
for its clients. It has repositioned and changed the perception of buildings in their particular markets, creating a meaningful
shift in demand for space at its client's properties and accordingly increasing the value of the client's investment. The ERS
Leasing department participates in every stage of the leasing process including market and asset analysis, program

Property Management
The ERS Property Management department handles every facet of property management, including, but not limited, daily
operations, repairs, and tenant relations. The Property Management team's commitment is second to none, fostering personal
and productive relationships with its tenants and vendors. Anyone can buy a property, but to run it well takes a motivated
team, dedicated to running it better than anyone else. This attitude combined with a consistent sense of urgency to "get the
job done" has been a key component of Emmes' unique ability to successfully acquire and manage diverse portfolios of real
estate.
Construction Management
Emmes builds value. An older building has to be brought up to date. A new building has to be completed by a specific date.
Newly leased office space has to be built out. In these instances, the ERS Construction Management department initiates,
coordinates and oversees all construction activity.
