Investment Philosophy

The Emmes investment philosophy is value driven. We believe that we must:

  • Exercise a high standard of care and responsiveness to the physical needs of the property by injecting capital appropriately and in a timely manner;
  • Match the character and nature of the capital structure to the business plan for the asset;
  • Be attentive to the tenants’ needs and the needs of the marketplace;and
  • Set rational expectations and work hard to obtain them.

By achieving all of these goals, we believe that the positive outcome of our investments is relatively predictable. The turnaround specialists that comprise the Emmes team of asset and property managers are focused on delivering solid investment performance built around this philosophy.

Investment Criteria

Emmes seeks to acquire quality real estate assets that are:

  • Well located within their sub-markets but are under-performing their potential;
  • Under-leased, under-managed or otherwise neglected; and/or
  • Require re-capitalization or renovation.

We target value-added investment opportunities of office, retail, multi-family residential and industrial properties across the United States. While our focus has been to acquire 100% fee title, we will also consider debt or equity interests including general partnership interests, joint ventures, performing or non-performing whole loans backed by real estate collateral, structured investments in real estate operating companies as well as preferred equity positions. Prospective deals typically have a current value of $50MM or greater that will generate a leveraged IRR in the low to high teens.
